MATERIALS AND STRUCTURES USED:

Foundation:
In order to supplement the load transfer of the existing foundation walls, a 25 cm thick reinforced concrete slab will be constructed in the whole area of the basement according to the supporting structure design.

Wall structures:
The load-bearing and space divider walls are made of Ytong pore concrete masonry blocks with wall thicknesses of 30 cm and 37.5 cm.

Flat divider walls:
The flat divider walls are 10 + 15 cm thick Ytong building block partitions, with 5 cm thick mineral fibre sound insulation in-between.

Ceiling structures:
Corrugated sheet steel and reinforced concrete slab structure built on steel beams

Heat, sound and waterproof insulations:
The front heat insulation of the reinforced concrete structures is made of 5 cm thick EPS panels. The heat insulations in the loft are made of mineral fibre felt panels. The sequence of layers of sound insulation has been designed and will be installed on the basis of the contents of the acoustics expert’s report. Plastic waterproof coating will be applied against service water in the bathrooms and against storm water on the hanging galleries.

Suspended ceiling:
It will be made of one- or two-layer gypsum plasterboard, in the thickness and construction defined in the detailed design.

Exterior windows and balcony doors:
They are white, plastic and have Fenstherm profile or a profile of equivalent quality, metal fittings and interior and exterior window sills. The balcony railings are custom-designed structures.

Loft windows:
They are Fakro opening-up and balanced, and balanced loft windows with frame vents.

Interior doors:
Flush panel door wings are provided with a final surface treatment of painting or a sheathing of plastic laminate, with subsequently installed wood frame, brass or chrome fittings and door handle.

Entrance doors:
It is a door conforming to the fire protection regulations and the requirements of the Association of Hungarian Insurers, provided with a security lock accepted by the Association of Hungarian Insurers, a flat nameplate and a peephole.

Floor covering:
The staircase areas are covered by gres tiles of light colour, the bathrooms, shower rooms and lavatories of the flats and the kitchen by ceramic tiles, the living rooms and bedrooms by laminated parquet flooring, and the balconies by frost-resistant ceramic tiles.

Wall covering:
The bathrooms, shower rooms and lavatories of the flats have a wall tile covering up to the height of the first full wall tile above the doorway. The wall between the bottom and upper cabinets of kitchen furniture are covered. The other spaces are coated with dispersion paint.

Façade covering:
It is a plastered and painted surface.

 

FIXTURES IN THE FLATS:

Electrical system (electrical installation):
Installation: Copper wires in protective tubing with white fittings. There are 2x2 electrical sockets, one cable TV point and one telephone point in every living room. In the bathroom and the kitchen, 2x2 electrical sockets and 6 electrical sockets will be installed, respectively. One lamp outlet (without a lighting fitting) is provided in each room. One audio entry phone is installed in the foyer. Lighting fittings are not accessories to the flat.

The possibility of taking 7.36 kW of electrical power per flat is included in the price of the flat. It is possible to use electrical power over 7.36 kW, for which the Buyer pays the charge applied by ELMÛ to the Seller.

The meters will be installed in the corridor. The Seller will arrange for the installation of the meters by ELMÛ and their connection to the power network against a separate fee.

Mechanical systems:
Domestic hot water and heating will be provided with a combined gas-fired boiler and instantaneous-type water heater in each flat. There will be white steel plate radiators in the living room and bedrooms and a radiator with towel rails in the bathrooms. Thermostat regulating valves will be installed on the radiators for the regulation of the temperature in the living room and the bedrooms.

Ventilation:
Forced ventilation with a fan will be installed in bathrooms and shower rooms that have no window.

Possibilities of change:
The Buyers may change the fit-out of their own unit against payment, depending on the decision of the Seller, where such changes

  • may not affect the outer appearance and structural system of the building;
  • do not represent inferior quality in terms of the technical parameters and appearance of either the common areas or the self-contained units;
  • do not represent a disadvantage either for a future co-owner or a third party;
  • do not affect the schedule of the implementation of the project, and the contracts, agreements and rights associated with it;
  • any change may only be carried out with the consent of the Seller and after payment of any additional cost.
